T. Mills Construction Estimating Service will do takeoffs based on the plans submitted to us. If you know in advance that there will be deviations and/or substitutions, you must note these on your plans and on the checklist provided before they are delivered (Some examples of important corrections include: Plans specify 2x framing lumber for floor joists, but you intend to use engineered I-joists instead; Plans specify R-19 wall insulation with 1/2" rigid exterior insulation, but you intend to use R-21 batts without rigid insulation; Plans specify cedar lap siding, but you plan to use fiber cement lap siding - also verify siding exposure dimensions, trim, etc.; Plans specify brick veneer, but you will be applying siding instead).

If there are doubts, T. Mills may rely on IBC and/or best practices information for the Pacific northwest region, which may have more or less material required than in your area. This may be especially important if you have ordered plans from a design service outside of your area that will need adjustments to comply with your area's specific codes and regulations. The very best plans are the ones that have already gone through your local Plan Review process.

Remember, without accurate plan information, you may be wasting our time and your money!
