Standard Takeoff
(Assumes that the foundation has been or will be installed by others)

    The Standard Takeoff cost is $.11/SF, and includes crawlspace vapor barrier, drain piping, anchor bolts, holdowns, rough hardware/fasteners, mudsills, underfloor pony wall/post and beam framing, floor framing/sheathing, exterior wall framing/sheathing, interior wall framing, roof overframing/sheathing, vapor barriers at walls/roof, flashings, roofing, exterior trim/soffit/siding, insulation, sheetrock, and interior trim.
    If your plans already call for I-joists, these will be included at no extra cost, otherwise to replace dimensional lumber with I-Joists, see Takeoff Options below

Takeoff Options

    Foundation; layout batter-boards, forming materials, CMU’s (SF only), pre-mix mortar, based on grade information provided on plans, add $.02/SF
    Replace dimensional lumber floor joist shown on Plans with I-Joist spec’s; size, layout, lengths, LF rim (Specifications will be called-out based on Boise Cascade BCI Specifier Guide, 3-star rating), add $.02/SF
    Garage, deck, porch, add $.04/SF of garage/deck/porch
    Door schedule; assumes pre-hung doors, designates exterior or interior, standard jamb width, swing and/or description (i.e. “LH”, “RH”, “pocket”, “bi-fold”, “overhead garage door”, etc.) and as much information about hardware, sill type, solid or hollow core, etc. as can be determined from your plans or is noted on your Order Form, add $.02/SF
    Window schedule; rough opening size, and as much detail as is available from your plans or is noted on your Order Form, add $.02/SF
    Gutters and downspouts; gutters, corners, elbows, downspouts to approx. finish grade, add $.01/SF
    Exterior paint; estimated paint quantity only, gallons based on 250 SF/gal coverage, two coat application (Note: this service is not intended to be comprehensive and does not include taping, masking, brushes, rollers and other supplies and equipment normally included in a painting sub-contractor’s bid), $.005/SF
    Interior paint; estimated sealer/paint quantity only, gallons based on 250SF/gal coverage, one coat PVA sealer, one coat primer/undercoat, one coat paint application (Note: this service is not intended to be comprehensive and does not include taping, masking, brushes, rollers and others supplies and equipment normally included in a painting sub-contractor’s bid), add $.005/SF
    Base cabinets, upper cabinets, countertops, vanities, and interior stairs; this service option simply provides linear foot totals and minimal description (Note: stair stringers are included in the Standard Takeoff, and this stair adder option provides LF summary of tread, riser, and railing), add $.20/LF
